Stanley Investments has submitted proposals for 32 houses and the extension of an existing warehouse at the site of the former Hays Chemical Works, on Lancots Lane, in Sutton. The applicant ha d plans for a major 168-home project nearby, drawn up in partnership with Torus, approved last year, which has seen works begin. In the latest proposals for the 32 homes, it say "a material consideration to this application will be the scheme for 168 dwellings to the north of the application site, submitted by Stanley Investments Ltd, which was approved on December 14, 2023". A design and access statement in the plans, drawn up by MPSL Planning and Design Ltd, on behalf of the applicant, says: "The site seeks approval for a mixed use development, for the construction of 32 affordable residential dwellings along with an extension to the existing warehouse building, equating to 5,134 sqm. "The residential mix includes a variety of two, three and four bedroom dwellings". READ > Plans for new flats secure approval The statement adds: "The residential mix has been carefully thought through with the client, ensuring that a sustainable and well-balanced neighbourhood is created, which will form a cohesive extension to the approved development to the north". Plans state: "It is considered that the scheme will create a well-balanced residential community, which will deliver a range of high-quality homes". The application adds: "The proposed warehouse extension will help to consolidate an important local business and employer, delivering social, economic and environmental benefits. "To conclude, it has been clearly demonstrated through this statement that the development proposes an efficient use of brownfield land, which will enhance the surrounding area, in accordance with National and Local Planning Policy, and the National Design Guidance". The application is on standard consultation to the public until Monday, December 16. A decision is expected on the plans by February 21, 2025.
