A design and access statement in the plans, drawn up by MPSL Planning and Design Ltd, on behalf of the applicant, says: "The site seeks approval for a mixed use development, for the construction of 32 affordable residential dwellings along with an extension to the existing warehouse building, equating to 5,134 sqm. "The residential mix includes a variety of two, three and four bedroom dwellings". Plans state: "It is considered that the scheme will create a well-balanced residential community, which will deliver a range of high-quality homes". The application adds: "The proposed warehouse extension will help to consolidate an important local business and employer, delivering social, economic and environmental benefits. "To conclude, it has been clearly demonstrated through this statement that the development proposes an efficient use of brownfield land, which will enhance the surrounding area, in accordance with National and Local Planning Policy, and the National Design Guidance".
